Background

Somerville was appointed as main contractor to deliver this commercial office fit-out project, working alongside the award-winning team at Todd Architects. The client, Arm Technology - a renowned tech company with 27 offices worldwide, was set to open its first office presence in Northern Ireland. The 13,000 sq ft office was located within a 9 storey BREEAM building within City Quays 2 in the harbour estate area of Belfast City Centre.

Offering pleasant views overlooking the River Lagan and some of the city’s best-known landmarks, this commercial environment benefitted from much more than your average office space. The team brought the superbly designed scheme of Todd Architects to life, under the supervision of project managers Turner & Townsend. A contemporary Scandinavian design was used to create a modern yet comfortable workspace, for the 100-plus office team.

Fit-Out Details

The beautiful, yet challenging design concepts for the joinery elements were created by the internal design team at Somerville who interpreted the concepts, ready for manufacturing within the inhouse joinery workshop. Bespoke furniture included numerous meeting pods, an impressive entrance lobby, and multiple breakout areas. As is common with Scandi style, the design made excellent use of natural birch ply to create a relaxing workplace.

Combined with the large expanse of natural light, courtesy of the floor to ceiling windows throughout the building, the result was a light, airy and welcoming space. On a practical side, the furniture was designed and manufactured to offer maximum flexibility within the open plan offices, collaboration booths and ancillary spaces. Using sit-stand desks, bespoke pods and standing height meeting hubs, everything was considered for a calm and relaxed work environment.

The communal tea points were designed using a palette of ochre and grey to complement the warmth from the surrounding birch ply. The large kitchen had plenty of low level and high-level seating and booths with upholstered banquette seating. Having this open plan environment, with a large tea point enabled a good flow of communication between staff. As lunch breaks go, this is most definitely an enviable spot to relax and watch the world go by with spectacular views overlooking the River Lagan.
