This fit-out project was located on the 3rd floor of one of Belfast’s most iconic and long standing buildings within the business district area, Bedford House. The completed workspace measured just under 6,000 sq.ft across half of the total floorspace.
The project consisted of a completely stripped back to shell floor plan and included extensive mechanical and electrical installation, suspended ceilings as well as partitions and new doors. A raised computer floor was required along with hard and soft floor finishes and a roller racking coffee dock and team point/kitchenette. A spacious break-out area was available for the team as well as an impressive conference room, equipped with state-of-the-art AV facilities.

The client wanted their eye-catching brand carried throughout the landscape of this fit-out scheme. Each element of the project was masterfully crafted, including personalised wall and ceiling tiles that were made using a water jet-cut technique. Manufactured at the Somerville specialist joinery factory, luxury office furniture was created, bespoke glass screens, and the use of dramatic linear lighting. All of these customised components incorporated the striking design concept which was developed by Ply Design, into a functional and exciting space to work within.
The key to the project’s success was the logistics of loading out floors after hours and at weekends to minimise disruption to tenants on adjoining/adjacent floors. Material deliveries were carefully scheduled and co-ordinated to avoid congestion in the surrounding city centre streets. Noise was kept to a minimum during the working day with any drilling and floor tracking undertaken out of hours. Protection of a dedicated lift allowed a limited volume of materials to be hoisted, which was reserved for out of peak hours.
During the 8-week project, client liaison was consistent with dissemination of contractual and design information, ensuring the data flow was always maintained. Somerville site team conducted regular meetings with the building manager to keep them informed of the operations, delivery schedules and out of hours working requirements. The completed project provided a beautiful commercial office space for the client and something that the team at Somerville, were immensely proud to be part of.
