This project was in the heart of the city centre so as Principal Contractor, Somerville was sensitive to neighbouring tenants including multiple offices and adjacent retail units. To avoid any potential friction within a live working building, the team successfully adopted the Just-in-Time method, to reduce unnecessary delivering and handling of bulky materials. This approach helped to diminish storage space and greatly reduced waste too. Working with the global design team at AECOM allowed the delivery of this impressive workspace environment for EY.
The fit-out project spanned across 22,000 sq.ft and over 2 floors of prime commercial property. It began with a strip out scheme, bringing the space back to its bare shell. New and extensive MEP were installed with a new ventilation system as well as the installation of new IT and AV systems.

Client requirements included multiple agile working environments, which allowed for greater flexibility and improved overall performance for its sizable workforce. The design focus was mainly an open plan setting which gave EY’s workforce spacious meeting and breakout areas, as well as functional huddle rooms for additional privacy. Acoustic glazed screens were installed for all meeting room suites and huddle rooms.
The colour palette was predominantly neutral throughout, with pops of colours added around the office floors – in the form of canary yellow acoustic walls and fluffy green grass flooring! To complete the fit-out, both floors enjoyed a spacious galley style kitchen constructed from solid oak, which provided a contemporary eating space for the team members to enjoy.
The kitchen area was separated by an oak slatted structure that not only provided a unique aesthetic to the space, but also created a buffer for those on the other side. All joinery elements from this project were manufactured in the Somerville factory, located just outside Belfast.
